1100 Louisiana in Houston, TX, is a Class A high-rise office building with granite cladding and a front entrance covered with a waterproofing membrane and a pedestal paver system.  The owners of 1100 Louisiana wanted to improve the visual appeal of the entrance, so K&A was hired to provide waterproofing consulting. 

During construction K&A performed various on-site tests to validate that the various substrates were properly prepared and ready to receive the waterproofing membrane. These tests included ASTM D 4263, Standard Test Method for Indicating Moisture in Concrete by the Plastic Sheet Method, and peel adhesion testing of the waterproofing membrane to the concrete substrate. Although K&A did not design the waterproofing system within the water features (this was performed by an out-of-state design firm), we were requested to investigate the cause for membrane failure and to develop the detail and methodology for the tie-in of two dissimilar waterproofing membranes. Working closely with the architectural, general contractor, and waterproofing firms, this project was successfully completed and can be experienced in Downtown Houston.


 

Alvin # 14- Alvin Independent School District, Pearland, Texas

Project Description:

During construction K&A was on-site to observe and document that the approved material was being installed and that installation was being performed according to specifications. Once project was complete, K&A performed punch walks so that the contractor could make all necessary repairs and corrections, which then allowed Alvin ISD to obtain the manufacturer and contractor warranties. Due to our effective project management skills the job was completed on-time and on budget.


 

Cimmaron Elementary School-Galena Park Independent School District-Houston, Texas

Client: Galena Park Independent School District

Project Description:

This project was unique in the fact that there were numerous air conditioning units on top of the existing roof system that had to be removed by crane,  new curbs were constructed that were enclosed and waterproofed, and then re-installed once each section of the roof was completed.

K&A coordinated this project from conception to completion. We worked with the client to issue RFP’s, tabulate bids, award the bidder, conduct pre-install meetings, and also conduct monthly progress meetings. During progress meetings K&A reviewed construction progress, delays, changes to the scope of work, Requests for Interpretation (RFI), application for payments, and any other items that were of concern to the owner. Once project neared completion, K&A conducted final punch walks, and completed the closeout documents necessary to bring the project to completion which included reviewing all roofing related warranty documents from contractors and manufacturers. Due to our effective project management skills the job was completed on-time and on budget.


 

THE SOLANA AT CINCO RANCH

Client: Spawglass Construction

Project Description:

SpawGlass constructed a multi-story, multi-family apartment complex in the Houston area. The building exterior cladding consisted of stucco, metal panels, and brick over wood-framed construction, with the roofing systems consisting of an asphalt shingle as well as a low-sloped roofing membrane. A multi-level parking garage was also constructed attached to the apartment complex. As part of SpawGlass’ quality assurance program, K&A was hired to provide design consulting services, attend design and project meetings, and provide quality assurance observations during construction. The windows on this project included single hung and mulled, recessed nail fin windows. Incorporating building wrap, straight and flexible waterproofing tape, K&A developed the construction detail and sequence for waterproofing the window systems.


 

Harrington Science Building, Prairie View, Texas

Kuhn and Associates, Inc’s strengths on the Harrington Science project would include the ability to design and watertight roof system, and provide contract management and administrative skills. LA MAISON ON REVERE

Client: Cadence McShane Construction Company

Project Description: New 423 unit four-story apartment complex

Cadence McShane Construction Company constructed a new 423 unit four-story apartment complex. The cladding on this project consisted generally of stone and stucco, with roofing systems consisting of asphalt shingles on the steep-sloped roof areas and a granule surfaced modified asphalt membrane on the low-sloped roof areas. K&A was hired by Cadence McShane Construction Company to provide building envelope consulting services, which consisted of a peer review and part-time quality assurance observations (QAO). 


 

THE PALAZZO AT CYPRESSWOOD APARTMENTS

Client: Rampart Construction

Rampart Construction constructed a new apartment in Houston, TX. The apartment complex consisted of 11-buildings with facades generally consisting of cultured stone and stucco, and an asphalt shingle roof with an approximate slope of 4:12. Construction also included two above-grade multi-level parking garages.  K&A provided peer reviews for: below-grade waterproofing, split-slab, through-wall flashing, cladding, fenestration flashings, vertical and horizontal expansion joints, tie-ins of dissimilar components, weatherseals, and the roof system. K&A also provided quality assurance site observations.


 

The Valencia

Simmons Vedder and Partners constructed a multi-story, multi-family apartment complex in the Houston area. The building exterior cladding consisted of stucco, metal panels, and brick over wood-framed construction, with the roofing systems consisting of an asphalt shingle as well as a low-sloped roofing membrane. A multi-level parking garage was also constructed attached to the apartment complex. Simmons Vedder and Partners quality assurance program hired K&A to provide building envelope consulting for this project. K&A worked alongside the Architect providing design consulting services, K&A attended design and construction project meetings, and provided quality assurance observations (QAO) during construction. 


 

Student Health Building at Texas Southern University

The Student Health Building at Texas Southern University (TSU) is a single-story masonry and stucco clad structure with a modified asphalt roofing membrane. Shortly after the construction of the building was completed TSU experienced extensive water infiltration at each field drain and under the clerestory windows over the waiting room. Numerous attempts by the architect, general contractor, and subcontractor to resolve these leaks proved unsuccessful, with many of the rooms having to be left vacant as they were unsuitable for occupancy due to the constant leaks. After one year of experiencing these leaks without any successful repair TSU contacted K&A.

Our investigation of stucco cladding, window systems, and roofing systems included a review of the architectural drawings, an infrared moisture survey, and a water spray test. The results of this investigation revealed that the window systems were not installed according to the architectural drawings, control joints were not installed or properly installed on all four sides of the stucco clad clerestory, roof field drains were not properly flashed, and the perimeter metal flashing was not properly installed into the roofing system.

Based on the results of this investigation K&A developed construction documents for bidding the remediation of the stucco, window systems, and roof system. Full-time quality assurance observations were performed to ensure that the work complied with the construction documents. Testing of the installed components evidenced that the work was successful.
